Cette d\u00e9finition s'est g\u00e9n\u00e9ralis\u00e9e car l'application des avantages du financement collectif en ligne au secteur de la construction a eu des <strong>r\u00e9sultats si remarquables sur le march\u00e9 qu'il m\u00e9rite son propre label<\/strong> et des \u00e9tudes sectorielles d\u00e9di\u00e9es. La preuve en est qu'il existe des <a href=\"https:\/\/www.turbocrowd.it\/fr\/plateforme-de-crowdfunding-a-quoi-sert-elle\/\" target=\"_self\">plateformes<\/a> d\u00e9di\u00e9es exclusivement \u00e0 ce que l'on appelle aussi <strong>le crowdfunding immobilier<\/strong>, qui est aujourd'hui fondamental en termes de volumes d'investissement et de nombre de campagnes.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<p class=\"translation-block\">En effet, le secteur immobilier poss\u00e8de intrins\u00e8quement certaines caract\u00e9ristiques qui le rendent particuli\u00e8rement sensible aux opportunit\u00e9s offertes par le crowdfunding et adapt\u00e9 \u00e0 cet instrument financier. Il ne faut cependant pas oublier que <strong>nous ne parlons pas d'un jeu diff\u00e9rent avec ses propres r\u00e8gles<\/strong> : nous parlons du <strong>crowdfunding de type lending<\/strong> ou equity<\/strong> utilis\u00e9 pour des projets immobiliers.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<p class=\"translation-block\">Comme pour le crowdfunding en g\u00e9n\u00e9ral, pour l'immobilier en particulier <strong>les pionniers ont \u00e9t\u00e9 les \u00c9tats-Unis<\/strong>, o\u00f9 les premi\u00e8res plateformes sp\u00e9cialis\u00e9es sont apparues d\u00e8s 2012. L'Europe, en revanche, a connu une croissance tr\u00e8s rapide d\u00e8s que le mouvement s'est acc\u00e9l\u00e9r\u00e9.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Immobilier et crowdfunding : une combinaison efficace<\/strong><\/h2>\n\n\n\n<p><\/p>\n\n\n\n<p class=\"translation-block\">Historiquement, les \"briques et le mortier\" ont \u00e9t\u00e9 consid\u00e9r\u00e9s par la plupart des gens comme <strong>l'investissement s\u00fbr par excellence<\/strong>, solide et \u00e0 long terme, le moyen id\u00e9al de s\u00e9curiser et de capitaliser son \u00e9pargne. Tout aussi solide, cependant, est la r\u00e9alit\u00e9 : de moins en moins de personnes peuvent aujourd'hui se permettre un tel investissement<\/strong>, qui n\u00e9cessite des ressources financi\u00e8res importantes. Pour cette raison, il s'agit \u00e9galement d'un <strong>investissement peu diversifi\u00e9<\/strong>, un autre th\u00e8me cher aux investisseurs.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<p class=\"translation-block\">D'autres obstacles sont les <strong>exigences bureaucratiques et les questions techniques<\/strong> qui accompagnent in\u00e9vitablement toute construction, r\u00e9novation ou commercialisation d'un bien immobilier, et que tout le monde ne peut ou ne veut pas traiter. Ces aspects sont en effet \u00e0 la fois chronophages et exigeants en termes de comp\u00e9tences.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<p class=\"translation-block\">Le couple <strong>crowdfunding-projets-biens<\/strong> rend l'investissement dans ce secteur accessible \u00e0 tous, car l'effort \u00e9conomique est collectif et non plus individuel, et de petites sommes suffisent pour y participer. Les investisseurs ach\u00e8tent des parts dans le v\u00e9hicule social qui promeut le projet de construction et deviennent ainsi en partie <strong>propri\u00e9taires<\/strong> du bien immobilier en question. Mais ils sont presque toujours propri\u00e9taires \"par personne interpos\u00e9e\", c'est-\u00e0-dire par l'interm\u00e9diaire de la soci\u00e9t\u00e9 dont ils sont devenus actionnaires ; ce n'est que dans certains cas qu'ils sont enregistr\u00e9s en tant que propri\u00e9taires directs du bien.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<p class=\"translation-block\">Si la campagne d'equity crowdfunding aboutit, la soci\u00e9t\u00e9 promotrice du projet doit le concr\u00e9tiser, tant que la vente ou la location du bien ne g\u00e9n\u00e8re pas de <strong>produits avec lesquels r\u00e9mun\u00e9rer les membres-investisseurs<\/strong>. Ces derniers, en plus des droits patrimoniaux, auront \u00e9galement des <strong>droits administratifs, \u00e9tablis en amont par la soci\u00e9t\u00e9 : ils n'incluent g\u00e9n\u00e9ralement pas ou limitent fortement les droits de vote en assembl\u00e9e, de sorte que la gestion du projet reste de la responsabilit\u00e9 des associ\u00e9s fondateurs.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<p class=\"translation-block\">Parfois, la soci\u00e9t\u00e9 proposant un <strong>projet immobilier en equity crowdfunding<\/strong> peut \u00eatre un SPV (Special Purpose Vehicle), cr\u00e9\u00e9 sp\u00e9cifiquement \u00e0 cette fin et destin\u00e9 \u00e0 la liquidation (avec exit pour les investisseurs) apr\u00e8s r\u00e9alisation.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<p class=\"translation-block\">L'entreprise qui choisit de <strong>financer un projet immobilier avec le lending crowdfunding<\/strong>, en revanche, recueille les ressources financi\u00e8res des investisseurs de la foule sous forme de pr\u00eat, et reste donc <strong>l'unique propri\u00e9taire du bien<\/strong>. Il devra seulement rembourser le pr\u00eat aux investisseurs, plus les int\u00e9r\u00eats convenus, dans les d\u00e9lais convenus.<\/p>\n\n\n\n<p>Ce deuxi\u00e8me mode est certainement le pr\u00e9f\u00e9r\u00e9 des entreprises italiennes et des investisseurs dans le crowdfunding immobilier, car il est plus rapide et moins exigeant. <\/p>\n\n\n\n<p><\/p>\n\n\n\n<p class=\"translation-block\">Le <strong>co\u00fbt de l'argent<\/strong> ainsi obtenu est plus \u00e9lev\u00e9 que celui d'un pr\u00eat bancaire, mais les avantages l'emportent sur cet inconv\u00e9nient :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>beaucoup plus court que celui d'une banque ;<\/li>\n\n\n\n<li>l'implication des investisseurs qui pourrait \u00eatre utile \u00e0 l'avenir ;<\/li>\n\n\n\n<li>la visibilit\u00e9.\n<ul class=\"wp-block-list\">\n<li><\/li>\n<\/ul>\n<\/li>\n<\/ul>\n\n\n\n<p><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Le crowdfunding immobilier en Italie<\/strong><\/h2>\n\n\n\n<p><\/p>\n\n\n\n<p class=\"translation-block\">Le <a href=\"https:\/\/www.osservatoriefi.it\/efi\/wp-content\/uploads\/2022\/07\/reportcrowd2022.pdf\" target=\"_self\">rapport 2022 de l'Observatoire du Crowdinvesting de l'\u00c9cole polytechnique de Milan<\/a>, que nous citons souvent pour l'\u00e9tendue et la pr\u00e9cision de ses donn\u00e9es, confirme ce qui a \u00e9t\u00e9 dit jusqu'\u00e0 pr\u00e9sent sur le <strong>crowdfunding immobilier en Italie<\/strong>.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<p class=\"translation-block\"><strong>L'immobilier<\/strong> est un secteur d\u00e9cisif du crowdinvesting italien et est <strong>domin\u00e9 par le lending crowdfunding<\/strong>, avec 20 plateformes sp\u00e9cialis\u00e9es (6 de plus rien qu'en 2022), sans compter les g\u00e9n\u00e9ralistes qui traitent <em>also<\/em> de l'immobilier. En revanche, il existe 7 plateformes d\u00e9di\u00e9es \u00e0 l'equity crowdfunding.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<p class=\"translation-block\">Selon le rapport, \"le crowdfunding joue un r\u00f4le <em>boost<\/em> important dans le financement de la phase de d\u00e9marrage en raison de la rapidit\u00e9 de la lev\u00e9e et de l'absence de garantie\". Traduit en chiffres, ce <em>boost<\/em> en 2022 <strong>exc\u00e9dait 127 millions d'euros lev\u00e9s<\/strong> (+38,1% par rapport \u00e0 2021). Des chiffres importants, qui ne repr\u00e9sentent toutefois g\u00e9n\u00e9ralement qu'une partie minoritaire des \u00e9normes ressources n\u00e9cessaires \u00e0 la r\u00e9alisation de projets immobiliers entiers : le crowdfunding ne doit pas \u00eatre consid\u00e9r\u00e9 comme la seule source de financement, car il serait difficilement suffisant et\/ou durable, mais il peut \u00eatre la <strong>source de liquidit\u00e9s initiales indispensables pour d\u00e9marrer les travaux en attendant d'autres financements<\/strong>.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<p class=\"translation-block\">C'est pourquoi le <strong>lending crowdfunding<\/strong> est le favori de l'immobilier<\/strong> : les campagnes sont plus courtes que les campagnes d'equity et permettent donc d'obtenir des ressources plus rapidement et avec moins de bureaucratie et d'administration. Il n'est pas rare qu'une entreprise fasse plusieurs campagnes successives de lending crowdfunding pour financer les diff\u00e9rentes phases d'un projet immobilier gr\u00e2ce \u00e0 ses investisseurs d\u00e9sormais fid\u00e8les.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<p class=\"translation-block\"><strong>Le potentiel du crowdfunding pour le secteur immobilier est donc vari\u00e9 et vaste<\/strong>, mais pour l'exploiter, il faut savoir faire du marketing. Si l'affirmation selon laquelle le crowdfunding est plus une op\u00e9ration marketing que financi\u00e8re est toujours vraie, elle l'est encore plus pour l'immobilier, car les plateformes \u00e9valuent beaucoup, dans la phase de s\u00e9lection, la <strong>disponibilit\u00e9 des investisseurs avant m\u00eame que la campagne ne soit lanc\u00e9e<\/strong>. Avec la solidit\u00e9 du projet, c'est un crit\u00e8re essentiel dans ce domaine en particulier. Il devient donc indispensable de <strong>faire du marketing pour recueillir des manifestations d'int\u00e9r\u00eat<\/strong> \u00e0 investir dans son projet d\u00e9j\u00e0 avant de se pr\u00e9senter aux plateformes de crowdfunding.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<p>En constituant un pool d'investisseurs fid\u00e8les, il sera possible de rendre son activit\u00e9 immobili\u00e8re reproductible et
